You may qualify for the First Home Owner Grant (FHOG) if you haven’t owned a residential property in Perth before. The FHOG is a one-off grant from the state government that offers eligible first-time owners $10,000 towards the purchase or construction of their first residential home.
Eligibility Requirements for the First Home Owner Grant
You are eligible for the First Home Buyer Grant in Perth if:
- You are an Australian citizen or permanent resident
- You are 18 years or older (applicants under 18 may be eligible under certain circumstances)
- You have never owned a residential property in Australia
- You have an ownership interest in the land on which the home is located
- You have not benefited before from FHOG from any jurisdiction in Australia
- The value of your home (land and building) must not exceed $750,000 for areas South of the 26th parallel and $1,000,000 for homes located North of the 26th parallel.
- You lodge your complete application for the grant within 12 months of completing the eligible transactions.
- You must live in the home for a minimum of six months after settlement
First-time home owners can also apply for the grant as spouses or partners. In this case, neither you nor your partner should have owned a residential home in Australia or benefited from the grant.
Transactions Eligible for First Owner Home Grant
If you intend to apply for the First Owner Home Grant, your transaction must fall within one of the three approved transactions:
- Purchasing a new or off-the-plan home
- Building a new home
- Owner-builder homes (including movable buildings that you intend to use as a primary residence)
Your home must also meet additional conditions, such as:
- The value of the property (land and building) should not exceed $750,000 if it is located South of the 26th parallel. This includes the Perth metropolitan areas. If your home is located North of the 26th parallel, its value should not exceed $1,000,000.
- You must use your home as the primary residence for a minimum of six consecutive months within the first 12 months after the settlement (the date your home is ready for occupation).
How to Apply for the First Home Owner Grant
Before you begin the application process, ensure that all parties involved have signed the contract for the purchase or construction of a home. You must then lodge the completed application form, along with the required supporting evidence, within 12 months of completing the eligible transaction.
Supporting evidence that should accompany your application includes:
- Proof of citizenship or permanent resident status for at least one of the applicants
- Proof of identity, e.g., your current Australian driver’s license or passport
- Proof of residence in Australia
- A copy of your contract to purchase or build a home
- Proof of land ownership (for owner-builders)
- Valuation report
